I’ll bring everything I need to take notes on your improvements/updates, as well as market comparables, and some proprietary processes that will help explain your market range for listing prices.
I’ll go over timing, process, listing documents, market statistics and comparables. I’ll also help you decide if improvements are necessary or worthwhile, as I’m a big proponent of doing only what is necessary and not adding to your to-do list. I’ll provide access to the best of the best referral network, to help you update/fix anything necessary. Know this: I do NOT get paid for sending to you someone on my exclusive contacts. I’m not a fan of kickbacks or side agreements, as transparency to YOU is important to me. I don’t ever want there to be a sense of impropriety and for that reason, I am NOT part of any joint ventures or affiliated business arrangements. And if you’re interviewing agents, be sure to ask if they are, as most ARE involved in those arrangements. Choosing the RIGHT agent is one of the most critical decisions in the real estate process.
This all part of my exclusive listing process. We’ll work with your schedule to be sure we coordinate everything at pace that works best for you. After this media is edited and formatted, I’ll work on your print material so we’re ready to hit the market, on time and looking great, as first impressions are crucial to yielding you the best exposure and best offers to choose from.
Your listings go live on our chosen list date. I’ll do a sneak peek the day before the listing goes in MLS (Multiple Listing Service) which is the earliest we’re permitted to advertise it, according the bylaws of the National Association of Realtors and our Central Ohio Regional MLS. I also provide a concierge-level of service preparing your home for showings so that someone’s visit is warm and inviting. I’ll provide links for you to share your home, including on social media and provide helpful insight on our market exposure. You’ll also have access to our showing app, which allows you to confirm showings with the touch of a button, see activity level and get feedback from the showing.
Many times, Sellers are tempted to take the first offer they receive. In a Seller’s Market, I encourage my Sellers to consider presenting a deadline for offers. This allows us to review any and all offers that come in, so we can discuss the pros and cons, side by side, of each offer. Each property is different but it’s not always as simple as taking the first offer and often times, my Clients have been thrilled that they listened to the strategies I presented to allow them to maximize their bottom line and limit their risk.
